Job Description

Continuum Co. is seeking a detail-oriented and reliable Property Inspector to support our virtual property managers in the Greater Philadelphia region. The Property Inspector will utilize our inspections mobile application to follow a set inspection checklist customized per property, which may include repair and maintenance, covenant violations, and life safety issues. The inspector is expected to take photos and thoroughly document findings, as well as escalate any issues found relating to life safety. A successful Property Inspector will be able to build rapport with the managers and serve as an expert on the condition of properties within their portfolio. Responsibilities: • Perform thorough inspections of properties, focusing on repair needs, maintenance issues, or follow-up items. • If covenant compliance is to be evaluated, the Inspector should do so consistently across all homes and aim for zero complaints of selective enforcement. • Take clear and accurate photographs of property conditions and areas of concern, document all findings, and send reports to managers within one business day. • Occasionally attend hearings to provide support and evidence for covenant violations. • Communicate with property managers and other relevant team members regarding inspection results and any immediate concerns. • Travel to properties throughout the entire year is required daily and the Inspector will be expected to develop efficient routes. • Respond to all emails within 24 hours.  Qualifications: • High school diploma or equivalent; additional certifications in property management, construction, or related fields are a plus. • Strong attention to detail and ability to follow methodical processes. • Basic understanding of property maintenance, repairs, and covenant regulations. • Ability to work independently and manage time effectively while traveling to different sites. • Proficiency with mobile devices and digital cameras for capturing and reporting data. • Valid driver’s license and reliable transportation. Preferred Skills: • Previous experience in property inspection, real estate, or property management. • Familiarity with property maintenance, zoning codes, and homeowner association (HOA) regulations.
