Job Description

Allure Lifestyle Communities is currently recruiting an experienced Maintenance Supervisor a t our luxury 55+ property in King of Prussia, PA. 

The Maintenance Supervisor is responsible for maintaining the physical condition of the property in a safe, efficient, and quality manner. This position will direct and assist in all phases of maintenance operations and will have oversight and supervision over the site's assistant maintenance technicians and/or porters. The Maintenance Supervisor reports directly to the Property Manager and will maintain working relationships with all other staff members, vendors, contractors, construction personnel; will maintain positive relationships with all current and prospective residents.

  RESPONSIBILITIES

The responsibilities listed below are not all inclusive; however, they are indicative of the type of responsibilities normally performed by the Maintenance Supervisor:

  • Assesses and prioritizes all work to be performed onsite to include the following: Maintaining inventory of equipment, tools, and work materials and establishes and completes daily work schedules for maintenance duties and ensures quality of work for duties performed.
  • Notifies the Property Manager of all problems and potential issues of concern and maintains working knowledge of all utility sources and supply lines.
  • Assists the Property Manager with the scheduling and status of units under renovation.
  • Recommends necessary and desirable improvements to the property and its physical assets; researches and obtains best-fit vendors for quality and price.
  • Establishes and maintains preventative maintenance items and consults with the Property Manager in order to maintain the property within the guidelines of the budget.
  • Completes regular inspections of the assigned property and handles all emergency situations that may arise and communicates all details of the incident to the Property Manager.
  • Holds regular monthly meetings with site staff reviewing safety, organization, training and policy review.
  • Performs snow removal from all needed areas and maintains all appropriate equipment.
  • Covers or assigns all after hour coverage of the assigned property.
  • When necessary, paints, cleans, completes maintenance items, and all other items required for the completion of the unit under renovation and perform all necessary maintenance both the exterior and interiors of all buildings of the property assigned.
  • Provides direction and oversight to the maintenance assistants, technicians, and/or porters.

QUALIFICATIONS

  • First Class Engineering License
  • OSHA Saftey Training (Montgomery County)
  • Minimum High School Education or equivalent
  • Minimum five (5) years full time maintenance experience
  • Prior experience managing Maintenance Technicians
  • Prior experience choosing and managing contractors.
  • HVAC certification
  • Willingness to perform all assigned tasks with good work and safety habits
  • Strong teamwork skills
  • Excellent communication and customer service skills
  • Ability to solve problems involving residents, emergency situations, etc.
  • Working knowledge of electrical, plumbing, HVAC, carpentry and heating systems

SCOPE + COMPENSATION

  • Minimum forty hours per week; additional hours as required. Regular schedule to be consistent with

    established hours of operations

  • Required to participate in on-call schedule and responding to emergency calls after hours and weekends
