SUMMARY
This position is responsible for keeping First United Bank (“FUB”) buildings, facilities, furniture, fixtures and equipment in good repair and working order. This position’s duties include inspections, repairs, maintenance, replacements, installation of equipment, property strategy and budgeting (CAPEX and OPEX) for all assigned FUB locations. Skills required include: carpentry, for repair of building floors, ceilings, wall coverings and doors; mechanical, for repair and preventive maintenance of building heating and cooling systems; appliances and building mechanical equipment; electrical, for repairs of outlets, fixtures, building lighting systems and electrical panels; plumbing, for repair or replacement of water lines, restroom fixtures and water heaters; gardening, to ensure interior and exterior landscaping is presentable; and, low voltage, for repair or replacement of low voltage cabling, access controls, CCTV’s, intrusion alarms and fire alarms.
The goal of this position is to minimize FUB expenditures, of third-party providers, by bringing in-house preventative maintenance and repair activities and expeditiously facilitating all maintenance and repairs in a safe, efficient and economical manner. Although each Facility Maintenance Supervisor (“FMS”) will report directly to the Senior Vice President of Real Estate and Facilities (“RE&F”), each FMS will be part of a larger Team who’s focus is to bring functionality to each FUB workplace while directly benefiting FUB’s bottom line.

Major Duties And Responsibilities (essential Functions) - Partner with RE&F to create a first-class organization capable of providing superior customer service and which consistently exceeds Stakeholder’s expectations.
- Perform routine preventive maintenance so that all assigned FUB locations operate efficiently, the physical condition of the facility does not deteriorate and OPEX budgets are reduced.
- Inspect, operate or test machinery and / or equipment to diagnose malfunctions and determine how to correct them. Tasks may involve checking schematics or consulting repair manuals, parts catalogs or the internet.
- Repair or replacement of defective machinery and / or equipment.
- Interface with contractor’s representatives of construction projects, remodels and other special projects to understand the intent and installation of all mechanical, electrical and plumbing systems (“MEP”), security systems (access control, CCTV, fire and intrusion) and IT systems (AV, cabling, fiber and networking) to assure safe and continued service of all building systems following FUB occupation of the space.
- If needed, bid, contract, coordinate and supervise all third-party facility related activities at assigned FUB locations.
- In consultation with RE&F and the Regional Market President, prepare, present and maintain an annual OPEX and CAPEX budget.
- Work with RE&F and the other FMS representatives to create FUB standards for preventative maintenance, interior and exterior inspections, safety inspections, activating and de-activating old and new equipment and creating, maintaining and updating an accurate equipment log data base.
- Work with RE&F and other FMS representatives to finalize, populate and maintain an internet-based tracking system identifying each FMS activity whereby historical activities can be used to prepare future OPEX and CAPEX budgets.
- Prepare and distribute a monthly, per building report, identifying all facility service calls for that month and all year to date activities. This report, to be created by all the FMS’s, shall include each service call, the corrective action, the expenditure and the time spent to remedy the concern.
- Prepare and provide, to RE&F, a daily report for any facility related issues that affect business unit operational flexibility or building occupation.
- FMS’s will have direct oversite to assure all required Federal, State and / or Local permits for each assigned FUB location are up to date and current. Work with RE&F and other FMS representatives to create, maintain and implement a permit reporting program.
- Operate, repair, maintain and diagnose building systems and equipment such as: boilers; heat pumps; heat exchangers; water heaters; heating and cooling control systems; building automation systems; variable air volume systems; chillers; package and split A/C units; cooling towers; compressors; pneumatics; direct digital controls; emergency generators; circulating pumps; fan units; and, lighting systems.
- The ability to respond to any assigned FUB location within 30 minutes.
- Ability to respond to workday and after-hours building emergencies.
- The ability to work closely with other FUB employees, partners, stakeholders, vendors and contractors.
- The ability to monitor and track multiple tasks to ensure that all work is completed expeditiously, efficiently and cost effectively.
- Will create, cultivate and maintain relationships with Partners, Vendors, External and Internal Stakeholders. Will work with RE&F and other FMS’s to create a master-facilities call list and implement master services agreements with key facility Partners.
- Will, as needed, set up meetings, set agenda’s, participate in meetings and follow up with Team members to ensure completion of tasks and deadlines assigned in meetings.
- Will work with RE&F, as needed, to prepare for internal and external meetings by creating or compiling required data and reports, researching topics, vendors or potential Partners and making internal or external arrangements.
TECHNICAL/FUNCTIONAL COMPETENCIES - Ability to read and interpret construction documents, blueprints, schematics, building specifications, shop drawings and operational and maintenance manuals.
- Experience with operating building automation systems, building lighting systems, building heating and cooling systems, CCTV’s, access controls systems, intrusion alarm systems and fire alarm systems.
- Ability to use Outlook, Word and Excel to create, track, complete and report activities, tasks, assignments and objectives.
- Recognition, understanding and implementation of proper safety procedures.
- Ability to inspect parking lots, building structures, roofs and other real and personal property to determine the need for repairs or renovations.
- Ability to read legal documents to interpret roles and responsibilities for third-party vendors such as: janitorial; landscaping; elevators; etc.
- Experience in using design software such as Revit, Auto-Cad and / or Bluebeam.
- Experience in the use of construction software such as ProCore, PlanGrid, PlanSwift, etc.
- Ability to work on multiple tasks or projects, under pressure, meeting tight deadlines and bringing each goal and objective to a successful conclusion.
- Ability to be a successful Team leader and a positive Team player.
- Ability to listen, know when to speak and how to address project members, partners, stakeholders, management, superiors and subordinates.
- Ability to create, maintain and publish reports and / or presentations.

Education And Work Experience Education - Bachelor’s Degree in Construction, Construction Management, Engineering, Engineering Technology or Civil Engineering or
- Associates degree with five (5) years of relevant work experience or
- College credits with seven (7) years of relevant work experience or
- High school diploma or GED with ten (10) years of relevant work experience.
Work Experience - Background in maintenance, facilities operations, real estate, construction or preventative maintenance is required.
- Skilled, certified and / or licensed mechanical, electrical, plumbing or facilities maintenance experience is preferred.
